Straight answers about what Seahoam does, what it deliberately does not do, and how to get started.

What is Seahoam?

Seahoam is a Home & Property Care service for shore-property owners in select Cape May County communities. We provide local visual property checks, photo-based documentation, communication when something visibly appears wrong, homeowner-authorized property access, and coordination of approved next steps.

Is Seahoam a home-inspection company?

No. Seahoam performs visual property observations and documentation. We do not provide professional home inspections, structural inspections, engineering assessments, or specialized trade inspections.

Is Seahoam a property-management company?

No. Seahoam is not a full-service rental or tenant-management company. We do not handle leasing, tenant placement, rent collection, brokerage, or rental management.

Is Seahoam only for winter?

No. Seahoam serves shore-property owners year-round. Quiet off-season months and busy rental season both create reasons to have someone local checking on a property.

How often can my property be checked?

Each annual plan includes a defined number of scheduled Home Watch visits per service year: 12 with Essential, 24 with Signature, and 48 with Estate. Visits are scheduled across the 12-month service year around your expected absence periods rather than at fixed, evenly spaced intervals.

How are my annual visits scheduled if I spend part of the year at my shore home?

Seahoam annual plans include a defined number of Home Watch visits during each 12-month service year — 12 with Essential, 24 with Signature, and 48 with Estate. During onboarding, we establish an Annual Watch Schedule around the periods when you're most likely to rely on Seahoam as your local presence. Visits do not need to be spread evenly across all twelve months and may be concentrated during periods when the property is vacant or lightly occupied. Planned owner occupancy does not pause or extend the service year or change the annual plan price. Schedule changes made with at least 72 hours' notice can generally be rescheduled within the same service year, subject to availability. Unused Home Watch visits do not roll over or automatically convert into other services or Property Care Credits.

What happens if you notice a problem?

We document the visible concern with photos and notes and communicate it to you. When you authorize it, we may help coordinate an appropriate third-party professional or provide access.

What happens if something appears urgent?

If a Seahoam team member observes a visible concern that appears to need prompt attention, we document it and contact you according to the communication and escalation procedures established for your property. When authorized, we may help coordinate an appropriate next step. Seahoam is not an emergency-response or security-monitoring service.

How does Seahoam handle keys, access codes, and property access?

Before service begins, Seahoam confirms an authorized property-access procedure with the homeowner as part of onboarding. We document only the access information needed to perform approved services and follow the property's established instructions when entering the home or providing homeowner-authorized vendor access.

Can Seahoam let a contractor into my house?

Yes. Homeowner-authorized property and vendor access is an available service. We can meet an approved vendor, provide access, document visible conditions, and follow up with you.

Does Seahoam perform repairs?

No. Seahoam does not directly provide licensed or specialized repair services unless the company formally expands its scope in the future with the appropriate requirements in place.

Can you check my property after a storm?

Post-storm property checks may be available. Safe access cannot be guaranteed immediately following severe weather — flooding, road closures, government restrictions, utility hazards, and unsafe conditions can all affect timing.

Do you manage Airbnb or rental guests?

No. Between-Stay Property Care is a visual property-care and documentation service performed for the owner. It is not tenant management, guest management, or full-service rental management.

What does a Seahoam visit report look like?

Depending on the service, a visit report may include photos, checklist results, written notes, property observations, and any visible concerns that need your attention. You can view a demonstration of a sample Seahoam report.View Sample Report

What areas do you currently serve?

Seahoam currently serves Cape May, West Cape May, Cape May Point, North Cape May, Town Bank, and Villas. If your property is just outside our current service area, tell us about it and we'll confirm availability.

How much does Seahoam cost?

Seahoam offers three annual Home & Property Care plans. Essential is $1,495/year, Signature is $2,995/year, and Estate begins at $5,995/year. Larger or more complex properties may require adjusted pricing. We'll confirm the exact scope and price before service begins.View Plans & Pricing

What is a Property Care Credit?

A Property Care Credit can be used toward eligible standard Seahoam property-care services. Most eligible standard occurrences — such as a Special or Post-Storm Property Check, Pre-Arrival or Post-Departure Support, Between-Stay Property Care, a standard Property Access appointment, or a Follow-Up Visual Check — use one Credit. A standard Vendor Coordination appointment uses two Credits, because it typically involves more scheduling, communication, and on-site time. Signature includes 2 Property Care Credits per service year and Estate includes 6. Credits cover the standard scope of the selected service. Additional time, extended waiting, multiple appointments, unusual coordination, third-party costs, repairs, licensed services, materials, or work outside the standard scope are separate. Credits have no cash value, cannot be exchanged for scheduled Home Watch visits, and expire at the end of the applicable service year without automatic rollover.

Can I purchase additional services?

Yes. Additional eligible services may be purchased separately, subject to scope, scheduling, and availability. Signature and Estate include a 10% preferred-plan discount on eligible standard add-on services, such as standard check-type and property-care services. The discount does not automatically apply to Vendor Coordination appointments, third-party vendor invoices, materials, repairs, licensed trade work, extended time, or unusually complex scope. Once your included Property Care Credits are used, you simply purchase the specific service you need.
