How it works

A clear process, from first conversation to every visit.

Getting started is straightforward. Once service begins, every property visit follows the same documented Seahoam process.

Getting started

Four steps to set up your property.

Before recurring service begins, we learn the property, establish the service plan and schedule, document access and instructions, and create a baseline for future visits.

  1. Tell Us About Your Property

You share the basics: location, property type, how the home is used throughout the year, and the kind of local support you're looking for.

  2. Choose Your Plan & Schedule

We confirm the appropriate annual plan, scope, pricing, and number of scheduled Home Watch visits for your service year. Together, we build your Annual Watch Schedule around the periods when you expect to rely on Seahoam most.

Visits do not need to follow an evenly spaced monthly or biweekly cadence. Schedule changes made with at least 72 hours' notice can generally be accommodated within the same service year, subject to route and scheduling availability.

  3. Complete Property Onboarding

We document the information needed to care for and access your property, including homeowner-authorized access procedures, property-specific instructions, emergency contacts, communication preferences, and existing vendor information where applicable.

  4. Establish Your Property Baseline

Before ongoing visits begin, we document the property's normal condition and important property-specific details. This gives future Seahoam visits a consistent reference point.

    • Property photographs
    • Normal property condition
    • Access procedures
    • Emergency contacts
    • Homeowner preferences
    • Relevant property systems
    • Shutoff locations when provided or identified
    • Existing vendors
    • Important property-specific instructions
    • Known conditions
    • Preferred communication procedures

The Property Baseline is a documented reference point for future Seahoam service — not a professional inspection or certification of any property system.

Every visit

Check. Document. Alert. Coordinate.

Once service begins, every scheduled Home Watch visit follows the same four-step model.

  1. 1Step 1

    Check

We visit your property on the schedule in your service plan and complete the standardized visual check for your service, along with relevant property-specific procedures.

  2. 2Step 2

    Document

We record what we observe with photos, checklist results, and written notes so you have a documented record of the visit.

  3. 3Step 3

    Alert

If something visibly appears to need attention, we document the concern and communicate it to you promptly.

  4. 4Step 4

    Coordinate

When you authorize it, we can help arrange an appropriate next step with a qualified professional or provide homeowner-authorized property access.
