Welcome to seahoam.com (the “Website”), operated by Seahoam LLC (“Seahoam,” “we,” “us,” or “our”). These Terms of Use govern your access to and use of this Website.
1. Website Terms Only
These Terms govern use of the Website and its informational features. They do not constitute a Customer Service Agreement for Home Watch, Home & Property Care, Property Access, Vendor Access, vendor coordination, or any other paid Seahoam service.
Submitting an inquiry, completing the Get Started form, contacting Seahoam, requesting information, or viewing pricing does not create a service relationship or obligate Seahoam to provide services.
Paid Seahoam services are governed by a separate written or electronic Customer Service Agreement, applicable Service Schedule, and any separately authorized add-on service terms accepted by Seahoam and the customer.
If a Customer Service Agreement conflicts with these Website Terms concerning a paid service that has been purchased, the Customer Service Agreement controls with respect to that purchased service.
2. About Seahoam
Seahoam is a Home & Property Care company focused on second homes, vacation homes, seasonal homes, and seasonal-rental properties in Cape May County, New Jersey.
Depending on availability and the service purchased, Seahoam may offer services such as:
- Scheduled visual Home Watch visits
- Property-condition documentation
- Photo-based reports
- Between-Stay Property Care Checks
- Special Property Checks
- Post-Storm Property Checks when safe access is reasonably possible
- Pre-Arrival and Post-Departure Checks
- Property Access appointments
- Vendor Access appointments
- Limited homeowner-authorized vendor coordination
- Follow-Up Visual Checks
Website descriptions explain Seahoam's services generally.
The specific services, frequency, scope, pricing, schedule, and other terms applicable to a customer are those stated in the customer's executed Customer Service Agreement, Service Schedule, or separate service authorization.
3. Service Availability
Information on this Website does not guarantee that Seahoam can accept a particular property, service request, location, schedule, or customer.
Service availability may depend on factors such as:
- Service area
- Route capacity
- Property characteristics
- Access
- Scheduling
- Safety
- Staffing
- Weather
- Insurance and operational requirements
- Whether the requested work falls within Seahoam's service scope
Seahoam may decline an inquiry or service request that it cannot safely, legally, professionally, or operationally perform.
4. Website Pricing
Prices displayed on the Website are the public prices in effect when published and may be updated prospectively.
Displayed pricing may be subject to stated qualifications, including property size, configuration, complexity, service requirements, or other factors.
An executed Customer Service Agreement or Service Schedule controls the price of services already purchased.
A later Website pricing change does not retroactively change the price of an existing signed service agreement unless the customer and Seahoam expressly agree otherwise.
5. Get Started and Other Inquiries
You may provide information through the Website to inquire about Seahoam services. You agree to provide information that is accurate to the best of your knowledge and that you are authorized to provide.
Submitting an inquiry:
- Does not create a service agreement
- Does not guarantee acceptance as a Seahoam customer
- Does not guarantee availability
- Does not authorize Seahoam to enter a property
- Does not authorize Seahoam to incur expenses or hire vendors
- Does not create an emergency-response obligation
Seahoam may use the contact information you provide to respond to your inquiry and communicate with you concerning the services in which you expressed interest, subject to our Privacy Policy and applicable law.
6. Sample Visit Report and Demonstration Materials
Any Sample Visit Report, sample photographs, demonstration property information, example observations, checklists, scenarios, or similar materials displayed on the Website are provided for illustrative purposes.
Sample materials do not represent an actual customer's property unless expressly stated otherwise.
Actual reports may vary based on the service purchased, property configuration, property-specific instructions, conditions observed, accessibility, service type, and other circumstances.
Sample reports are not professional home inspections, engineering reports, insurance assessments, structural evaluations, or certifications.
7. Service Boundaries
Unless expressly stated in a separately executed agreement, Seahoam does not provide:
- Professional home inspections
- Structural or engineering inspections
- Licensed electrical, plumbing, HVAC, roofing, or other trade services
- Major repairs or renovations
- Mold testing or remediation
- Pest-control services
- Security or alarm monitoring
- Emergency-response services
- Full-service property or rental management
- Tenant placement or management
- Rent collection
- Real-estate brokerage
- Insurance adjusting
- Professional property-damage assessments

8. No Professional Advice
Website content is provided for general informational purposes concerning Seahoam and its services.

9. Homeowner Insurance
Seahoam does not determine whether a particular Home Watch schedule, visit frequency, report, or service satisfies the requirements of a homeowner's insurance company or policy.
Property owners are responsible for reviewing and complying with their own insurance-policy requirements.
Nothing on the Website represents that using Seahoam will establish, preserve, or guarantee insurance coverage or claim eligibility.
10. Website Information
Seahoam makes reasonable efforts to keep the Website useful and accurate.
Website information may occasionally contain typographical errors, outdated information, technical errors, or incomplete information.
Website content may change as Seahoam's services and operations develop.
The final scope and terms of purchased services should be confirmed through the applicable Customer Service Agreement or Service Schedule.

Seahoam may update, modify, suspend, maintain, or discontinue Website content or functionality when reasonably necessary.
Seahoam does not promise that the Website will always be uninterrupted, error-free, or available at every moment.
Website outages do not create an emergency-monitoring or property-monitoring obligation.

Seahoam's collection and handling of information through the Website is described in the Seahoam Privacy Policy. The Privacy Policy is separate from these Terms.
17. Website-Only Disclaimer
The Website is provided as an informational resource concerning Seahoam and its services.
Seahoam does not guarantee that general Website information will address every property's condition, every customer's needs, or every factual circumstance.
Nothing in this section modifies Seahoam's obligations under an executed Customer Service Agreement or limits any right or remedy that cannot lawfully be limited under applicable law.
18. Website-Related Liability
To the extent permitted by applicable law, Seahoam is not responsible for indirect or consequential losses arising solely from:
- An inability to access the Website
- Reliance on general Website information instead of an executed Customer Service Agreement
- A third-party website reached through an external link
This section does not limit Seahoam's obligations under an executed Customer Service Agreement and does not limit liability or consumer rights that cannot lawfully be limited.
19. No Modification of Customer Service Agreements
These Terms do not change an existing Customer Service Agreement, Service Schedule, or written service authorization.
Seahoam may revise these Website Terms prospectively by publishing an updated version and changing the Effective Date.
A Website Terms update does not retroactively modify a separately executed Customer Service Agreement.
20. Governing Law
These Terms are governed by the laws of the State of New Jersey.
The parties retain all rights and remedies available under applicable New Jersey and federal law.
21. Severability
If a court with jurisdiction determines that a provision of these Terms is unenforceable, the provision will be limited only to the extent necessary to address that determination, and the remaining provisions will continue to apply.
Nothing in these Terms is intended to waive a right that cannot lawfully be waived.
