Property care built around how you use your shore home.
A shore home that sits empty all winter needs something different from a seasonal rental or a home that does both. Seahoam recommends a service calendar around the way your property is actually used, then documents every accepted visit and keeps additional work clearly scoped and priced.
Answer three questions for a useful starting point. This selector is not a pricing calculator or binding quote.
Programs
Three Programs for three ways shore homes are used.
Each Program is a 12-month service relationship, with visits scheduled around when your property is empty, rented, or personally used.
Program
Low Tide
Seasonal Home Watch
$1,740
Annual prepayment
+ $395 one-time Property Baseline & Access Setup
Initial total: $2,135
For a second home that is primarily empty during the colder or off-season months.
A documented local presence while you're away, with a consistent property record and prompt communication when something visibly needs attention.
Included service calendar
12 scheduled closed-home checks concentrated in the agreed absence window
Property profile and access procedures
Service calendar
Standard reporting and ordinary owner communication
Closed-home visual checklist
Photo-documented report after each visit
Prompt notice of visible concerns
The checklist may focus on visible water intrusion, freeze-related concerns, visible exterior or storm damage, signs of unauthorized entry, pest activity, fallen branches or debris, accessible system indicators, and other noticeable changes.
Vendor attendance, third-party property access, between-stay service, arrival/departure preparation, storm preparation, repairs, and emergency response are not included. Additional eligible work can be booked separately.
For an owner who rents the property seasonally and wants an owner's-side condition record between stays without purchasing rental management.
Document visible condition and readiness concerns during the rental season while the homeowner remains in control of guests, vendors, spending, and corrective decisions.
Included service calendar
10 between-stay care appointments
2 off-season Home Watch checks
1 Season Open appointment
1 Season Close appointment
Property profile and access procedures
Service calendar
Standard reporting and ordinary owner communication
Each between-stay report is timestamped and associated with the preceding stay window. It documents visible conditions observed at that time; it does not determine cause, liability, repair scope, insurance coverage, or guest responsibility.
Seahoam is not the rental manager, cleaner, guest contact, leasing agent, or emergency service. Season Open and Close do not include winterization, technical system activation, repairs, licensed trade work, or readiness guarantees.
For a mixed-use shore home that is rented for part of the year, personally used for part of the year, and quiet for part of the year.
Closed-home observation and between-stay documentation under one Seahoam relationship and one service calendar.
Included service calendar
12 closed-home checks
10 between-stay care appointments
1 Season Open appointment
1 Season Close appointment
Closed-home and between-stay checklist/report types
Property profile and access procedures
Service calendar
Standard reporting and ordinary owner communication
Visits are scheduled around the property's actual use rather than forced into an evenly spaced monthly cadence.
Season Open and Season Close are observation, checklist, documentation, and property-readiness appointments, not winterization, repairs, technical system activation, licensed trade work, or readiness guarantees.
The three Programs are recommended starting configurations. If your property's calendar is different, Seahoam can adjust the visit mix using the same service structure and provide one complete quote.
A personally used home can receive a modified service calendar with more frequent closed-home checks.
A seasonal rental with more than 10 turns can add between-stay appointments from the published service menu.
A mixed-use owner can purchase Any Tide without Property Coordination.
You receive a clear scope, calendar, and total before service begins.
Optional delegation · Limited availability
Add Property Coordination.
$2,400 / account / year
For owners who want Seahoam to keep accepted property-related matters organized and moving instead of personally initiating every follow-up.
Named accountable coordinator and documented backup
Property action register
Concise monthly action summary
Quarterly planning review
Annual property review and forward attention list
Up to 8 hours of additional authorized remote coordination, tracked in 15-minute increments
Planning capacity for up to 2 active coordination matters at a time
Proactive account work is included. Additional remote coordination beyond the allowance is $150/hour after advance notice and authorization, billed in 15-minute increments; a new standalone matter has a 30-minute minimum. Unused included time expires at the end of the service year.
Field appointments, on-site waiting, vendor invoices, purchasing, spending authority, repair approval, trade direction, construction supervision, guest management, repairs, and unlimited availability are not included.
Each property still requires its own Program, setup, record, access authorization, calendar, and scope assessment. The coordination allowance is shared across the account unless a quote adds capacity.
Every property starts here
Property Baseline & Access Setup
$395 / property, one time. This service is separate from the Program price.
Property profile and initial baseline record
Owner contacts and decision authority
Access method testing
Key and credential procedures
Approved checklist and exclusions
Owner-supplied vendor and emergency contacts
Initial service calendar
Initial workflow when Property Coordination is purchased
A documented reference point, not an inspection
The Property Baseline is not a professional home inspection, condition certification, appraisal, technical assessment, or confirmation that no hidden issue exists.
If setup is materially unusual, additional time may be quoted in advance at $150/company hour.
Published service menu
Additional help, clearly priced.
When work falls outside the Program service calendar, you should know what it costs before deciding. Additional work is scoped and authorized.
Additional Scheduled Home Watch Check
$105
Approved visual checklist, photos, report, and notification when added to an existing route calendar.
Special or Post-Storm Check
$150
Separately dispatched visual property check when safe and feasible. Approximately 60 minutes on site; additional time is $37.50 per 15 minutes.
Between-Stay Care Appointment
$195
Visible condition, furniture placement, obvious missing-item or supply concerns, readiness concerns, and photos. Includes up to 45 minutes on site; additional time is $37.50 per 15 minutes.
Arrival or Departure Appointment
$195
Agreed arrival/departure checklist and photo confirmation. Includes up to 45 minutes on site; additional time is $37.50 per 15 minutes.
Property Access Appointment
$195
One admit-and-secure visit, photo record, and ordinary booking administration. Includes up to 30 minutes on site; additional time is $37.50 per 15 minutes. A second trip is a new appointment.
Vendor Access & Attendance Appointment
$245
One scheduled field appointment: coordinate with both parties, meet and admit the vendor, remain on site, take before/after photos, report, and secure the property. Includes up to 90 minutes on site; additional time is $37.50 per 15 minutes.
Additional Field or Waiting Time
$150/hour
Authorized additional safe, non-trade work or attendance, billed in 15-minute increments.
Additional Remote Coordination
$150/hour
Authorized calls, messages, scheduling, follow-up, or record compilation, billed in 15-minute increments. A new standalone matter has a 30-minute minimum.
Accepted Short-Notice or Weekend Request
+$75
Added only after Seahoam accepts the requested window. Additional scope charges still apply.
How additional services work
Every assignment has one primary service unit; Seahoam does not charge twice for the same work.
If an appointment completes the full scheduled Home Watch scope within the agreed interval, the overlapping scheduled check is credited or removed.
Ordinary booking administration is included in the appointment price.
Substantive additional coordination is charged only when separately authorized.
Vendor lateness, waiting, repeat trips, and cancellation implications are explained before acceptance.
Same-day, weekend, storm, and changeover requests are subject to capacity and are not automatic entitlements.
Seahoam confirms feasibility before accepting work.
Appointment names do not imply trade work, technical assessment, cause determination, insurance adjusting, cleaning, guest service, or repair.
Property scope
Some properties require more time. We price that before service begins.
Published Program pricing assumes a Standard property scope. Square footage alone does not determine price. Multiple structures, extensive exterior areas, pools or spas, docks, elevators, difficult access, unusual layouts, guesthouses, or other recurring requirements may increase visit time.
Standard
The approved recurring checklist ordinarily fits the standard visit scope.
Program price
Expanded
The property consistently requires additional recurring time.
One annual scope adjustment quoted before service begins
Complex
The property consistently requires materially more recurring time.
One annual scope adjustment quoted before service begins
Your proposal explains the extra areas or steps creating an adjustment. A larger property-scope adjustment changes the time allotted, not the type of work Seahoam performs.
Multi-property accounts
More than one shore property?
Multi-property service is an account structure, not a fourth Program. Each home retains its own Program, calendar, setup, access authorization, property record, and scope assessment.
With Property Coordination, the account is $2,400/year plus $360/year for each additional enrolled property, with a shared allowance unless added capacity is quoted. When multiple properties create real, repeatable route or administrative efficiencies, those savings can be reflected in your quote.
From observation to an owner-authorized next step.
1
Check
We visit your property on the agreed service calendar and complete the accepted visual checklist.
2
Record
We document what we observe with photos, checklists, and written notes.
3
Notify
If something visibly appears wrong, we communicate it to you promptly.
4
Assist
If help is needed, we provide authorized access, attendance, or coordination within the accepted scope.
Seahoam documents visible conditions. We do not diagnose the cause, determine liability, approve repairs, or guarantee a contractor's work. Vendors are hired and paid directly by the homeowner.
Service commitments
What Seahoam will stand behind.
Visit Completion
If Seahoam misses an accepted scheduled visit through our own failure and cannot appropriately make it up, the visit is credited or refunded.
Documented Communication
Standard reports are delivered by the next business day. A visible concern requiring prompt owner attention is communicated the same day it is observed.
No Accepted Work Goes Silent
Every accepted matter has a responsible person, next action, and next update date. If the plan changes or a deadline will be missed, we tell you before the matter goes silent.
No Vendor Markup or Kickback
Seahoam does not mark up third-party invoices or accept vendor referral commissions. The homeowner hires and pays the vendor directly.
Important boundaries
What's not a promise.
Seahoam reports document visible conditions observed at a point in time.
Prevention or detection of every problem, or property condition between visits
Emergency response, guaranteed storm access, or a guaranteed dispatch time
Vendor workmanship, timing, licensing, pricing, or outcomes
Insurance coverage or claim acceptance
Guest behavior, rental revenue, or dispute outcomes
Technical inspection, diagnosis, appraisal, certification, or cause determination
Annual terms
A clear service relationship, calendar, and bill.
Annual relationship
All three Programs are 12-month relationships, even when most visits occur during one season.
Payment
Displayed Program prices reflect annual prepayment. When offered, quarterly payment is 5% above annual pricing and monthly payment is 10% above annual pricing.
Separate setup
The $395 Property Baseline & Access Setup is paid separately for each property.
Additional appointments
Variable appointments are paid at booking or under an approved account billing arrangement.
Scheduling
The annual calendar follows expected use. Route-day and changeover windows may replace exact arrival-time promises; short-notice requests remain subject to acceptance and capacity.
Renewal and cancellation
Terms are provided clearly in the service agreement before enrollment, including how undelivered service is handled.
Documentation
See what a Seahoam visit looks like.
Professional documentation is part of the service, not an afterthought. See how observations, photos, checklist results, and follow-up items can be recorded after a property visit.
Low Tide: Seasonal Home Watch is designed for homes largely empty during an agreed absence season. High Tide: Rental Season Care supports an owner's-side record between seasonal rental stays. Any Tide: Mixed-Use Watch & Care combines closed-home and between-stay service for mixed-use homes. Seahoam confirms the final calendar and scope with you.
What if none of the three Programs fits perfectly?
The Programs are recommended starting configurations. Seahoam can adjust the visit mix around your property's actual use and provide one complete quote.
Are the Program prices monthly?
No. Published Program pricing reflects annual prepayment for a 12-month service relationship, even when most visits are concentrated in one season.
Is the $395 setup included?
No. Property Baseline & Access Setup is a one-time $395 per-property service, paid separately from annual Program pricing.
What is Property Coordination?
Property Coordination is an optional $2,400 per-account annual accountability and delegation layer for owners who want Seahoam to keep accepted property-related matters organized and moving. It is available in limited capacity.
Is Property Coordination the same as a Vendor Access & Attendance Appointment?
No. Property Coordination is an annual remote accountability relationship. A $245 Vendor Access & Attendance Appointment is one scheduled field appointment involving a third-party vendor.
Can I purchase additional visits or appointments?
Yes. Eligible additional work can be booked from the published service menu, subject to scope, safe access, scheduling, and capacity.
Are post-storm visits guaranteed?
No. Post-storm work requires safe travel and property access and remains subject to acceptance and capacity.
Do larger properties automatically cost more?
No. Square footage alone does not determine pricing. An adjustment is quoted before service begins when recurring scope and time materially exceed Standard assumptions.
Does Seahoam manage my rental, perform repairs, or conduct inspections?
No. Seahoam does not provide rental or guest management, emergency response, repairs, or professional inspections. Reports document visible conditions observed at a point in time.
